Our driveway is only six years old and it is already cracking. Is that normal?
It is more common in this valley than it should be. A lot of newer driveways went down quickly on fill that had not finished consolidating, so joints open, corners drop and hairline cracks widen inside a few years. Whether it can be resurfaced comes down to whether the movement has settled. Stable cracking, crazing and surface damage are all things an overlay deals with. If sections are still shifting, that has to be addressed first. A good installer will tell you which one you have before quoting anything.
We are on flood irrigation. Does that cause a problem?
It is worth talking through before anything is quoted, though not for the reason people expect. The surface itself is fine, because a permeable finish lets water through rather than holding it. The question is what the irrigation is doing to the ground under the slab, since months of saturation followed by a dry fall moves soil. Expect a good installer to look at grading, at where the water actually goes, and at whether the slab shows signs of movement before they start talking about aggregate blends.
Will the mineral staining come back?
Not in the same way. Hard irrigation water leaves a film on open concrete because the pores absorb it and hold the minerals in the surface. A resin bound finish has every stone sealed in cured binder, so deposits sit on top rather than soaking in, and they rinse off. You will still want to hose it occasionally through the summer and sweep it in the spring, and adjusting a sprinkler head so it is not aimed at the driveway is worth doing anyway. It is maintenance rather than a losing battle.
Our foothill drive is steep and north facing. Is this safer in winter?
It gives you more grip than a smooth troweled slab, and on a shaded grade that is a genuine difference. The finish is exposed stone with real texture, and because it drains through itself there is no film of meltwater running down the slope to glaze over once the sun drops behind the ridge. Nothing has grip under clear ice and we will not pretend otherwise. You still clear snow, still spread ice melt thinly, and still mark your edges before the first storm.
It hits a hundred degrees in July. Does it get too hot to walk on?
Color does most of the work here. A light quartz or marble blend sits noticeably cooler underfoot than dark concrete or a charcoal paver, and the difference is obvious the first time you cross it barefoot. Nothing outdoors is genuinely cool at three in the afternoon in a high desert July, whatever a salesman tells you. If barefoot comfort matters to you, say so at the quoting stage and pick the blend around that rather than choosing purely on looks.
