Why Louisiana concrete gives up early even when the pour was fine
Water is the first problem and it comes from two directions. Rain falls hard and fast here, often several inches in an afternoon, and a flat troweled slab has no way to take it. It sheds sideways, finds the low spot and sits. Underneath, the water table in much of south Louisiana is close enough to the surface that the slab is damp from below more or less permanently. Damp concrete in a hot, humid climate is a growing medium.
That is the second problem. Algae, mold and mildew take hold on anything shaded, and under the oaks in Uptown New Orleans or along the Northshore in Mandeville and Covington a north facing patio will turn black in one season. Think of it as stone held in suspension. Natural aggregate is mixed with a clear, UV stable resin binder in a forced action mixer, then troweled by hand over your prepared slab, where it sets into one continuous permeable sheet.
The word that matters is bound. Resin bonded is a different product entirely: loose stone thrown onto wet resin, which leaves a rough, shedding, non permeable finish and still needs drainage engineered separately. Resin bound locks every stone into the mix before it reaches the ground, so nothing comes loose and water goes straight through.

Start with the honest limit, because it matters more here than in most states. Resin bound is a surface. Laid over a sound slab it will cover crazing, discoloration, light spalling and old repairs, and it flexes better than a rigid topping. What it will not do is stop a slab that is sinking. If your driveway has dropped two inches against the garage apron, or the front walk has separated from the steps and keeps opening back up, the ground is the job. Underpinning, mudjacking or a section replacement comes first. Any installer who tells you otherwise is selling you a repeat visit.
Where resin bound earns its money in Louisiana is drainage. It is fully permeable, so rain passes through the surface into the sub base rather than running across it toward your slab foundation or out into an already loaded street drain. How a resin bound resurfacing job runs in Louisiana

Survey and base check

Maintenance and lifespan
Fifteen years and up is a realistic life on a properly installed surface, and looking after it is mostly a matter of keeping the pores open. Leaves, grass clippings and dust are what clog a permeable surface, so a blower or a stiff yard brush every few weeks does most of the work. A wash down once or twice a year handles the rest.
When you jet wash, use a wide fan tip and keep it a foot back. A turbo nozzle held close will strip resin off the top of the stone, and so will a wire brush or a strong solvent. Warm water and a soft brush deal with almost every spill. Nothing grows up through the surface, but seed can root in debris left sitting on it.
If a section ever does get damaged, resin bound is repairable. An approved installer can cut out and relay a patch using the same blend rather than replacing the whole surface.

My driveway is sinking. Will resurfacing fix it?
No, and anyone who says it will is not being straight with you. Resin bound is a surface laid over a base. If the ground under your slab is settling, which is a real and ongoing issue in and around New Orleans, the slab will keep moving and the new surface will move with it. The right order is to deal with the ground first through underpinning, mudjacking or replacing the worst section, let it settle, then resurface. A good installer will tell you to stop and get the slab assessed.
We have a high water table. Does moisture coming up through the slab cause problems?
It can, which is why testing matters before anything is laid. A slab that is permanently damp from below needs checking for moisture and for any old sealer or coating that would trap it. Resin bound itself is permeable, so it breathes far better than an epoxy or a solid membrane coating, and that is an advantage in south Louisiana. The failure risk is almost always a sealed system over a wet slab, not an open one. Your installer should test rather than guess.
Will a shaded patio still turn black under the oaks?
Much less than concrete does. The black film needs standing moisture, and a permeable surface does not hold it the way a flat troweled slab does. Under heavy canopy in Uptown or on the Northshore you will still get some growth, because that is what this climate does to any surface, but it rinses off rather than needing an aggressive wash every spring. Keep leaf litter cleared so the pores stay open and the surface keeps draining, and it stays manageable.
Does a permeable surface actually help with street flooding?
It helps with your own property. Rain that soaks into your sub base is rain that is not sheeting off your drive into the street or against your slab. On a single lot that is a useful contribution, not a flood solution, and nobody should sell it as one. Where it can matter more is on the permit side, because some parishes and municipalities treat permeable surfaces differently from concrete in drainage and impervious area calculations. Verify with your city or parish permit office before you plan around it.
How does it handle salt air down the bayou and on the coast?
Better than bare concrete. The cured resin coats every stone and closes the surface, so chloride is not driving straight into the slab and corroding shallow rebar the way it does on an exposed deck in Houma or Grand Isle. That corrosion is what causes the flaking and rust staining you see on older coastal slabs. Rinse it like you would rinse any coastal surface, and specify UV stable binder anywhere in open sun, which on the coast is most of it.
We are in a historic district. Will this pass review?
That is a question for the review body, not for us. The French Quarter, the Garden District and several other districts across the state have architectural review over visible exterior changes, and rules can cover materials, color and how a surface reads from the street. Natural stone aggregate in a muted blend often sits comfortably in a historic setting, but approval is never automatic. Ask your district commission or city planning office first, and your installer can provide product information and a build up description for the submission.
We are rebuilding after storm damage. When should the surface go in?
Last, after the heavy work is finished. Every roofer, framer and equipment operator who still has to reach the house will be crossing that surface, and there is no sense laying a finished drive and then parking a dumpster on it. Get the slab assessed early so you know whether it survives, budget for the surface as part of the exterior scope, and schedule the lay once the trades are done. It is one to two days on site once the base is ready.
