What deep frost, salt and sand do to Minnesota concrete
Frost is the headline. Minnesota frost depth is among the deepest in the lower forty eight, and your building department will tell you the figure it designs to locally. Maintenance and lifespan
A correctly installed resin bound surface should give you fifteen years or more. The maintenance is genuinely light. Sweep or blow off leaf litter so the pores stay open, and give it a jet wash once or twice a year on a wide fan tip held back from the surface.
Spills come off with warm water and a soft brush. Do not use a stiff wire brush, harsh solvents or a turbo nozzle held close, because all three can chip the resin skin off the top of the stone. Weeds do not grow up through it, but windblown seed can occasionally root in surface debris, which is another reason to keep it swept.
If a section ever does get damaged, resin bound is repairable. An approved installer can cut out and relay a patch using the same blend rather than replacing the whole surface.

How short is the Minnesota season really, and when should I book?

Frost goes deep here. Will an overlay survive it?
The overlay is not what frost attacks. Frost damages concrete by freezing water inside the slab and by lifting the ground under it. Resin bound helps with the first because it is permeable, so melt water passes through the surface into the sub base rather than being held in the top inch where it can freeze. It cannot stop the ground from moving. That is why the inspection matters. If your slab is stable through the year it is a good candidate. If it is heaving badly or panels rock underfoot, that gets addressed first or the answer is no.
We get sand as well as salt. Does grit clog a permeable surface?
It can build up if you ignore it, which is why spring cleaning is part of owning one here. Winter sand and grit collect in the surface over the season, and if they are left they slow drainage down. A sweep and a rinse in spring, or a soft wash, keeps the pores open. Do not attack it with a turbo nozzle at close range. Your installer will show you what to use and how often, and it is a few minutes of work rather than an annual maintenance contract.
Does a permeable surface help with impervious limits or my stormwater fee?
It might, and it is worth asking before you build. Resin bound is fully permeable where the sub base beneath it is porous and correctly compacted, and several Twin Cities municipalities treat permeable surfaces differently from concrete or asphalt when they calculate impervious coverage or stormwater utility charges. Shoreland lots usually have tighter coverage limits than inland ones. The rules differ city by city and county by county and they change, so verify with your city or county before you rely on it and ask your installer for the build up detail.
Our cabin is only used in summer. Can the work be done in the off season?
Yes, and shoulder weeks are often the best time to do it. Lake country work in the Brainerd area and further north is regularly scheduled for late spring before the season starts or early fall once it winds down. The practical questions are access for a truck and a mixer, water and power for surface prep, and whether the road in is passable. Book well ahead. Cabin work concentrates into the same narrow weeks for every trade up there, and a good crew fills those weeks early.
Our driveway sits on black clay and moves every year. Is it worth resurfacing?
It depends how much it moves and whether it is stable across a year rather than within one. Expansive clay in parts of the metro swells wet and shrinks dry, and that produces hairline cracking and small level changes that a flexible bound surface handles far better than a rigid skim coat. Large permanent level changes between panels, rocking slabs or a drive that has broken through are different problems. Get an approved installer to look at drainage first, because most clay movement is a water management issue before it is a concrete issue.
