Why California concrete cracks, lifts and stains
Movement is the first cause. Much of the Central Valley, the Inland Empire and parts of the Bay Area sit on expansive clay soils that change volume with moisture. California makes that worse than most places because the rain is concentrated into a few months and then stops entirely, so the ground goes through a hard wet and dry cycle every single year. Stormwater rules, drought and fire zones
California is the state where permeability stops being a nice extra and becomes the point. Cities and counties operate under municipal stormwater permits, and low impact development requirements push projects to infiltrate or retain runoff on site rather than piping it to the street. Survey and base check
An approved installer checks whether your existing slab is sound enough to build on. Sound concrete is a huge cost saver because it becomes the base instead of landfill.
Prep and clean
Grinding, pressure washing, degreasing and crack treatment. Oil spots and old sealers have to go or the resin will not bond properly.
Edging and detailing

Color and aggregate choices

Maintenance and lifespan
Fifteen years and up is a realistic life on a properly installed surface, and looking after it is mostly a matter of keeping the pores open. Leaves, grass clippings and dust are what clog a permeable surface, so a blower or a stiff yard brush every few weeks does most of the work. A wash down once or twice a year handles the rest.
When you jet wash, use a wide fan tip and keep it a foot back. A turbo nozzle held close will strip resin off the top of the stone, and so will a wire brush or a strong solvent. Warm water and a soft brush deal with almost every spill. Nothing grows up through the surface, but seed can root in debris left sitting on it.
If a section ever does get damaged, resin bound is repairable. An approved installer can cut out and relay a patch using the same blend rather than replacing the whole surface.

Will resin bound help with my city stormwater or low impact development requirements?
It can, and this is one of the strongest arguments for it in California. Resin bound is fully permeable when the sub base underneath is porous and properly compacted, so water infiltrates instead of running to the street. That is the behavior low impact development requirements are asking for. What we cannot tell you is how your specific jurisdiction treats it in a coverage calculation or a credit, because that is set locally under each municipal stormwater program. Ask your city planning or public works department, and have your installer provide the build up description and product data for the submission.
Do I need a permit to resurface my driveway in California?
It depends on the scope and the city. Because you are not changing the footprint, adding structure or altering drainage patterns, resurfacing is frequently simpler than a new pour, and some jurisdictions treat it as maintenance. But anything that touches the public right of way, such as the parkway strip, the sidewalk or the driveway approach at the curb, usually needs a permit or an encroachment approval. Coastal zone property and hillside lots can bring extra review. Ask your city building or public works counter before you schedule, and check your HOA rules at the same time.
Does my contractor need a CSLB license for this?
California requires a contractor license from the Contractors State License Board for work above a low dollar threshold, and the correct classification depends on how the scope is described. Verify the current threshold, the appropriate classification and the contractor's license status directly with the CSLB rather than taking anyone's word for it. The CSLB license lookup will also show you bond and workers compensation status. Ask for a certificate of insurance as well. Any contractor who is annoyed by those questions has told you something useful.
I am replacing my lawn. Is this a good option for a drought conversion?
It suits that project well, and better than the obvious alternative. A lot of turf removals end up as poured concrete or a sealed patio, which fixes water use but sends every winter storm straight to the street and adds impervious area to the lot. Resin bound gives you a hard, usable, low maintenance surface that still lets rain through into the ground. It also finishes cleanly against decomposed granite, gravel or drought planting with a trim profile. If your water agency runs a turf replacement program, check its current rules before you commit, because eligible surface types vary and the programs change.
I am in a high fire hazard severity zone. Is this appropriate near the house?
Defensible space guidance generally pushes toward keeping the zone closest to the building free of bark mulch, dry grass and other easily ignited material, and a bonded mineral stone surface fits that direction of travel. We are not going to claim a fire rating for it and you should treat anybody who does with caution. Requirements differ by zone and by jurisdiction and they have been changing. Confirm what applies to your property with your local fire authority or through current CAL FIRE guidance, and tell your installer what you have been told so the detailing matches.
My north facing patio grows moss every winter. Will this do the same?
Far less, and the reason is drainage rather than any chemical trick. Moss and algae need water sitting on a surface for long periods, which is exactly what a flat troweled slab in the shade gives them all winter in the Bay Area or the north state. Resin bound drains through itself, so the surface dries far faster after rain and the biofilm has much less to work with. Keep leaf litter cleared and give it a low pressure wash once a year to keep the pores open, and shaded areas stay in far better condition than the concrete did.
What happens in an earthquake or if the ground keeps moving?
Resin bound is a flexible bound surface rather than a rigid slab, so it tolerates minor movement far better than concrete and it has no control joints to step apart. It is a surface though, not a structural repair. If the slab underneath is broken into sections that rock, has dropped significantly or is being lifted by a root, resurfacing will follow that movement. An approved installer will walk the slab, check for rocking panels and drainage problems and tell you honestly. Repairing or replacing one bad section and resurfacing the rest is often the sensible answer.
